In Argentina, the transaction cost is between 9.73% and 11.94% of the property’s value. This includes notary fees (1% to 1.50%), stamp duty on property sales (2% to 2.50%), and the real estate agent’s fee (3% to 4%, plus 21% VAT). Middle to high-end real estate property transactions are done in US dollars with the amount paid in cash. However, getting US dollars is costly. It is possible to lose 1% to 2% of money value going through the official conversion process.

Rental income is taxed as ordinary income. Residents of Argentina must pay tax on their worldwide income, at progressive rates. For nonresident owners of residential rental properties, the tax is 14.70% of the gross annual rent. Commercial rent exceeding ARS1,500 (US$275) per month is charged 21% VAT. VAT does not apply to residential rentals, nor to properties rented to the Argentine State, nor to rural properties related to farming activities. Non-residents pay a tax on Personal Assets, Real Estate Tax, and other charges. Capital gain realized by the sale of nonresidential property is not considered income, and is not taxed at the standard income tax rate. However, capital gains earned by companies are subject to corporate income tax at the rate of 35%. There are no inheritance or gift taxes in Argentina. However, there is an inheritance tax levied on properties located in the province of Buenos Aires.

The Index of Economic Freedom is published by The Wall Street Journal and the U.S.-based Heritage Foundation. Countries are assessed as Free, Mostly Free, Moderately Free, Mostly Unfree, and Repressed.

The Worldwide Press Freedom Index is published by France-based Reporters Without Borders. Countries are assessed as having a Good Situation, Satisfactory Situation, Noticeable Problems, Difficult Situation, or Very Serious Situation.
